Landscape Opt Out Prune List

Pursuant to The Retreat at Summit Park Declaration of Covenants, Conditions, Restrictions and Reservation of Easements, it is the obligation of the HOA to provide lawn maintenance and landscaping bed maintenance to each homeowner and to all common areas. These services currently include mulching, mowing and other lawn care, fertilization, and tree and shrub pruning. The HOA contracts with one or more vendors to provide these services.

Some homeowners previously have requested that they be permitted to prune their own shrubs and trees. The HOA’s current vendor which does the pruning for the Community has recognized that pruning may be individual to a homeowner’s taste. Consequently, the HOA through its designated committee(s), and with the current vendor’s consent, has made a limited exception to allow homeowners to opt-out of the HOA’s vendor performing pruning services on the homeowner’s property, provided the homeowner continues to maintain their trees and shrubs appropriately on their own. A homeowner who opts out of the pruning services the HOA’s vendor performs still is required to pay each quarterly HOA charge in full. Other landscaping services the HOA provides such as mulching, mowing and fertilization must be uniform throughout the Community.  In addition, if all homeowners had the ability to pick and choose which HOA landscaping services the HOA would provide and which ones each individual homeowner would provide, it would be extremely confusing and difficult for the vendor(s) and not something which the vendor(s) will embrace. Moreover, it would affect the HOA’s ability to assure uniformity throughout the Community and to provide services as economically as possible.

Consequently, with the exception of pruning services, homeowners may not opt-out of any other landscaping services the HOA provides, unless extraordinary circumstances exist as determined by the Board of Trustees in its discretion.

The HOA will not be responsible or liable for any damage, charges, or other expense resulting from the homeowner having any additional or duplicative lawn maintenance or landscaping service(s) performed on the homeowner’s property.

The Sunshine Group – Be an Advocate for your Neighbors

Do you know of someone in need in our community? Someone having surgery or requiring medical treatment that makes everyday living difficult. We have a Sunshine Organizer that will help you gather neighbors to help those in need.

How does it work? When you hear of someone in need, you should suggest that their neighbors are ready and willing to help. You should ask the person in need if they are okay with sharing their need/story with the neighborhood. 

When we know of someone in need, we will solicit their closest neighbors or the neighborhood (depending on need)  to see who is available to help, giving all residents an opportunity to participate when needed. Some of the things we could help with are: preparing meals, running errands, walking pets, getting the mail, etc. Or we can simply communicate with the neighborhood so cards and/or prayers can be sent along with individual acts of kindness.
